One-tap chat from a lead
Tap WhatsApp on a lead and choose a template or a blank chat. WhatsApp opens on that client's conversation with the message ready in the box. You check it and tap send.
WhatsApp CRM for real estate
Boring CRM is a free Android app that links every lead to WhatsApp. Open a chat in one tap, start from a template that already has the client's name and project in it, and send a quotation PDF in the same conversation. Your follow-ups stay attached to the lead instead of sinking in your chat list.
Why WhatsApp alone isn't enough
Most property conversations happen on WhatsApp, and that won't change. The trouble starts when WhatsApp is also your only record of who enquired, what they wanted and when you promised to call back.
A chat list is sorted by the latest message, not by who needs you today. A buyer who went quiet after a site visit drops below twenty newer chats within a day. There's no status, no reminder and no way to see which of your clients asked about which project.
A WhatsApp follow-up app for agents fixes that by putting the lead first. In Boring CRM you open the lead, see their status, project, Hot / Warm / Cold rating and full timeline, and then message them. When you're done, you set the next follow-up, and your phone reminds you. WhatsApp stays the channel; the CRM holds the plan.

What's in the app
Here is what Boring CRM does with WhatsApp today, without the marketing gloss.
Tap WhatsApp on a lead and choose a template or a blank chat. WhatsApp opens on that client's conversation with the message ready in the box. You check it and tap send.
Write a message once and reuse it for every lead. The placeholders are swapped for the lead's name and the project saved on that lead.
Change the starter templates or add your own: first reply, missed call, visit confirmation, price update.
Sometimes a template is wrong for the moment. Open an empty chat with the lead and type freely.
Works with either app. If both are installed, Android lets you pick which one opens.
Create a numbered, branded quotation for the lead from your property library, with cost breakdown, tax, discount and the amount in words, then share the PDF on WhatsApp or any other app. See the quotation maker.
Saved a number without +91 or +971? The code for the country in your settings is added, so the chat opens correctly.
How it works
Here's a typical evening with hypothetical lead Ravi, who enquired about a 2 BHK and hasn't replied since Tuesday.
The follow-up you set on Tuesday pops up at 6 PM. Tap Open and you land on Ravi's lead, with his project, status and last remark in front of you.
Tap WhatsApp and choose your "Gentle check-in" template. Boring CRM fills in Ravi's name and project and opens his chat.
Add one line about the corner unit he liked, then tap send in WhatsApp. Nothing goes out without you.
Complete the follow-up with a short note and schedule the next one, or book a site visit with the location if he's ready. See a follow-up schedule that works.
After the visit, create a quotation for the unit and share the PDF in the same chat while the visit is still fresh.
Honest limits
Boring CRM opens normal WhatsApp chats. It doesn't use the WhatsApp Business API, so there's no bulk broadcast, no scheduled sending and no chatbot. For an individual agent, that's usually the better deal.
API-based tools are built for companies sending thousands of messages. They typically involve a business solution provider, pre-approved message formats and messaging charges. That makes sense for a developer's marketing team, but it's a lot of setup for an agent working a few dozen active leads.
Property is a large, slow decision. Buyers and tenants respond to a person who remembers their budget, the tower they preferred and the question their spouse asked at the visit. Mass messages tend to get muted, and when many people block or report a number, WhatsApp can restrict it. One well-timed personal message usually does more than ten broadcasts.
Sample templates
Copy these into Boring CRM, or into any notes app. Replace the parts in square brackets once, when you save the template; {name} and {project} fill in by themselves for each lead.
Hi {name}, this is [your name] from [agency]. Thanks for your enquiry about {project}. Are you buying to live in or as an investment? I can share the floor plans and price list here.
Hi {name}, I just tried calling about {project}. When is a good time to talk today? You can also reply here if that's easier.
Hi {name}, confirming your site visit to {project} tomorrow at [time]. I'll send the location pin here. Do bring anyone who'll be part of the decision.
Hi {name}, checking in on {project}. Are you still looking, or have your plans changed? Either answer helps, so I know whether to keep sending updates.

Questions
No. Boring CRM opens a WhatsApp chat with the lead and puts your template text in the message box. You read it, change anything you like and tap send yourself. There is no bulk broadcast, no scheduled sending and no chatbot, because it is not built on the WhatsApp Business API.
Yes. Boring CRM works with both WhatsApp and WhatsApp Business on Android. If both are installed, your phone lets you choose which one opens, so you can keep client chats on your business number.
No. Boring CRM opens the chat straight from the lead's number, so you don't need to save every enquiry as a phone contact first. If you want the contact anyway, the lead screen has a one-tap Save to contacts button.
No. The app only opens the chat for you; it cannot see what you or the client write in WhatsApp. If something important comes up, such as a budget, a preferred tower or a visit date, add it as a remark on the lead so it shows in the activity timeline.
Templates support {name} and {project}. When you open WhatsApp from a lead, {name} is replaced with the lead's name and {project} with the project saved on that lead. Anything else, such as your own name or agency, you type into the template once.
Install Boring CRM, add a lead and send your first template in under a minute. Free, no sign-up.
