Facebook Lead Ads CRM

Facebook leads, straight into your real estate CRM

Connect your Facebook Page to Boring CRM on Android and new lead form enquiries land in your phone's CRM automatically, tagged with the right project and source. No spreadsheets to download, no copy-paste, and a notification when a new lead arrives.

Why sync matters

A lead sitting in Facebook is a lead going cold

Lead form ads make enquiring easy. That also means people forget they enquired. The sooner the lead is on your phone, with a reminder attached, the better your first call goes.

Without a connection, Facebook leads sit in Meta's tools until someone downloads them. For a busy agent that often means once a day, or once the weekend is over. By then the person who tapped "Get quote" on a Bengaluru villa reel may well have enquired with other agents too.

Moving Facebook leads to a real estate CRM closes that gap. In Boring CRM each new lead appears with its name, number and email, the project you assigned to the form, and Facebook as its source. From there it's an ordinary lead: call it, WhatsApp it, schedule a site visit and track it through your pipeline.

For the ad side of the equation (forms, questions and targeting), read our guide to Facebook Lead Ads for real estate.

  • Connect the Facebook account that manages your Page
  • Choose a Page and the lead forms you want
  • Assign the forms to a project, or create a new one
  • Import past leads, or start fresh from today
  • Background sync about every 15 minutes, with a notification
  • Disconnect any time from Settings

Setup

Connect Facebook Lead Ads in a few minutes

You need Boring CRM on your Android phone, an internet connection, and the Facebook account you use to manage the Page that runs your ads.

  1. Open the integration. In Boring CRM go to Settings, then Integrations, then Facebook Lead Ads.
  2. Connect your account. Log in with Facebook and allow access to your Pages and their leads.
  3. Pick a Page and its forms. Choose the Page that runs your property ads, then tick the lead forms to sync. Leave out old test forms.
  4. Assign a project. Pick the project these forms are for, such as "Lakeview Residency", or create a new one on the spot. Imported leads are tagged with it, so filters and templates work straight away.
  5. Import past leads or start fresh. The app offers to bring in leads Facebook still holds from the past 90 days. Choose Start Fresh if you've already handled those.
  6. Let it run. New leads sync in the background about every 15 minutes and you get a notification. Keep notifications on for Boring CRM, and allow it to run in the background if your phone restricts apps.

What comes across

Exactly what syncs, and what doesn't

Knowing the limits up front saves a surprised phone call later.

Good to know

  • Leads are stored on your phone, not on Boring CRM servers. Each phone is separate, so there's no shared team inbox.
  • Sync needs internet. Everything else in the CRM works offline.
  • Facebook Lead Ads is the only ad integration. Leads from portals or Google Ads can be added by hand.
  • Disconnecting stops new syncs. Leads already imported stay in your CRM.

Playbook

The first 5 minutes after a Facebook lead arrives

The notification is your starting gun. Here's a simple routine that works whether you get two leads a week or twenty a day.

1

Minute 0: open the lead

Open the new lead in Boring CRM. Check the project tag so you know which ad they answered. If you have a form question about budget or location, glance at the answer in Meta's tools.

2

Minute 1: call

Tap Call. Open with the project and the ad: "Hi, this is Priya from Sunrise Realty. You asked about the 3 BHKs at Lakeview a few minutes ago." When you come back to the app, pick the outcome: connected, no answer, busy or wrong number.

3

Minute 2: WhatsApp if they didn't pick up

Send a short template with their name and project, so your number makes sense when they see the missed call. Our WhatsApp CRM page has samples.

4

Minute 3: rate and note

Set Hot, Warm or Cold and add a remark with anything you learned: budget, timeline, who decides.

5

Minute 4: schedule the next touch

Set a follow-up for later today if they didn't answer, or book a site visit with the location if they did. Then move on. The reminder will bring you back. More on this in how to respond to real estate leads fast.

After the first call

Judge Facebook by site visits, not form fills

Because every imported lead carries Facebook as a source and a project tag, you can filter All Leads by source and project and see how many reached Site Visit or Won. That tells you which forms are worth the spend.

Some Facebook leads will be casual or mistaken. That's normal for any form that takes seconds to fill. The fix isn't to stop following up; it's to follow up consistently and let your pipeline show which campaigns produce real buyers. A Facebook lead that goes quiet deserves a few attempts over several days, as covered in never miss a follow-up.

Compare Facebook against your other channels too. Our guide to real estate lead sources explains how to track them side by side.

  • Filter leads by source "Facebook" and by project
  • Watch the dashboard funnel for conversion between stages
  • Archive dead leads with a reason, so patterns show up
  • Export to CSV if you want to analyse campaigns in a spreadsheet

Questions

Facebook Lead Ads CRM questions

How quickly do Facebook leads appear in Boring CRM?

Boring CRM checks for new leads in the background about every 15 minutes and shows a notification when new ones arrive. It is not instant, and Android can delay background work when battery saving is strict. The phone needs an internet connection for the sync to run.

Which fields are imported from the Facebook form?

Name, mobile number and email. Answers to your own custom questions, such as budget or preferred location, are not imported. Check those in Meta's leads tools, or ask again on the first call and note the answer as a remark on the lead.

What happens if the same person fills the form twice?

Boring CRM blocks duplicate mobile numbers. If a Facebook lead's number already belongs to a lead in your CRM, no second lead is created. Instead, Facebook is added as a source on the existing lead and a note appears in its timeline.

Are my Facebook leads stored on Boring CRM servers?

No. Leads are fetched from Facebook to your phone and stored in the app's storage there. They are not uploaded to Boring CRM servers. Back them up with the app's backup file and keep a copy somewhere safe.

Can I disconnect Facebook later?

Yes. Open Settings, then Integrations, then Facebook Lead Ads, and tap Disconnect. Sync stops, and the leads already imported stay in your CRM like any other lead.
