How to Become a Real Estate Agent in Hyderabad: TG-RERA Registration, Fees and Your First Clients

Everything a new agent in Hyderabad needs: TG-RERA registration step by step, the exact fees and documents, the rules you must follow, how commission works, and how to land your first deals.

Key takeaways

  • In Telangana, your 'real estate licence' is TG-RERA agent registration. Apply online at rerait.telangana.gov.in in Form G.
  • The fee is ₹10,000 for an individual and ₹50,000 for a firm or company. Registration is valid for five years and covers the whole state.
  • You need your PAN, a photograph, proof of your place of business and two notarised affidavits. The Rules don't ask for income tax returns.
  • TG-RERA must decide within 30 days. After that, quote your registration number in every sale you facilitate.
  • Selling in an unregistered project, or working without registration, can cost ₹10,000 a day, up to 5% of the property's price.

Hyderabad has one of India's busiest housing markets, and almost anyone can start as a property agent here: there's no entrance exam and no degree requirement. But since the RERA Act came in, "just start" is no longer enough. If you want to become a real estate agent in Hyderabad and work with new projects, you need a TG-RERA registration number first, and you need to know the rules that come with it.

This guide covers the whole path: who must register, the exact TG-RERA steps, fees and documents, the duties you take on, how agents in Hyderabad actually earn, and how to find your first clients. Every fee and rule below is taken from the Telangana RERA Rules, 2017 and the RERA Act, 2016, as of October 2026.

Do you need a licence to be an agent in Telangana?

India has no separate "real estate licence" like the ones in the US or Dubai. In Telangana, the closest thing is registration with TG-RERA, the Telangana Real Estate Regulatory Authority (formerly TS-RERA).

Section 9 of the RERA Act says no real estate agent can facilitate the sale or purchase of any plot, apartment or building in a RERA-registered project without registering with the state authority. One registration covers the whole of Telangana.

What if you only handle rentals, or resale of older homes that aren't part of a registered project? Strictly, the Act's agent rules are about sales in registered projects. But most serious agents register anyway, for three practical reasons:

  • Developers ask for it. To be empanelled as a channel partner for a new launch, you are usually asked for your RERA certificate along with your PAN.
  • Buyers check it. Anyone can look you up on the TG-RERA portal. A registration number on your visiting card and WhatsApp profile builds trust in seconds.
  • Your business will grow. Today's rental client is next year's flat buyer. Registering later, under pressure, is harder than doing it once now.

TG-RERA agent registration, step by step

The application is made in Form G through the TG-RERA online portal. The steps below follow the official process. Screens change from time to time, so read each page carefully.

  1. Prepare your documents using the checklist in the next section, scanned as clear PDFs.
  2. Create your account. On rera.telangana.gov.in, choose Real Estate Agent Registration. This opens the registration portal at rerait.telangana.gov.in. Choose New Registration and the user type Real Estate Agent, then verify your email.
  3. Fill in Form G. Enter your name, father's name, address, contact details, occupation and place of business. Say whether you are registered in any other state.
  4. Upload documents and affidavits. Attach your PAN, photograph, proof of business address and the two notarised affidavits that TG-RERA asks for.
  5. Pay the fee online: ₹10,000 for an individual, or ₹50,000 for a firm, LLP or company.
  6. Respond to any queries. TG-RERA may point out defects and give you time to correct them. It must grant or reject the application within 30 days.
  7. Download your certificate. Approval comes as a registration certificate in Form H with your registration number. That number now goes on everything you do.

Tip: Under Section 9(4) of the Act, if TG-RERA doesn't tell you about defects or a rejection within the time limit, you are deemed registered. Keep the acknowledgement of your application safe in case you ever need to show the date you applied.

Fees and documents checklist

These figures come from Rules 8 to 10 of the Telangana RERA Rules, 2017. You can read them yourself in the official rules PDF.

ItemIndividual agentFirm, LLP or company
Registration fee₹10,000₹50,000
Validity5 years5 years
Renewal fee (Form J)₹5,000₹25,000
Apply to renewAt least 3 months before expiryAt least 3 months before expiry

Some websites quote ₹5,000 as the registration fee. That's the renewal fee. A first-time individual registration costs ₹10,000.

Documents you'll need

  • PAN card, self-attested.
  • Recent passport-size photograph. For a firm or company, photographs of the partners or directors.
  • Address proof of your place of business, for example a rent agreement or utility bill. A home address is fine if you work from home.
  • For a firm or company: registration certificate and partnership deed, LLP agreement, or MoA and AoA.
  • Two notarised affidavits in TG-RERA's formats: a declaration of criminal antecedents, and an affidavit on your duties under Sections 9 and 10. Download the current proformas from the Forms section of the TG-RERA website.

The Rules don't ask for income tax returns. If a consultant asks for things that aren't on the official list, ask them why.

Registration isn't just a certificate. Section 10 of the RERA Act gives every registered agent duties:

  • Never sell in unregistered projects. Don't facilitate the sale of any plot or flat in a project that should be registered with TG-RERA but isn't. Check the project's RERA number on the portal before you show it.
  • Keep proper books. Maintain books of account, records and documents. The Telangana rules tie this to the Income Tax Act.
  • No unfair practices. Don't make false claims about a property's quality, approvals or your own affiliation with a developer. Don't advertise services you don't intend to offer.
  • Help the buyer get their documents. Make sure the buyer receives the information and documents they're entitled to at booking.
  • Quote your registration number in every sale you facilitate.

The penalty under Section 62 is serious. Breaking Section 9 or 10 can cost ₹10,000 for every day the default continues, up to 5% of the price of the property involved. TG-RERA can also suspend or revoke your registration and publishes a list of revoked agents.

Tip: Before every site visit, search the project on the TG-RERA project and agent search. Screenshot its registration status and send it to your client. It takes a minute, protects you, and makes buyers trust you more.

Pick your niche in Hyderabad

New agents who try to sell everything everywhere usually sell nothing. Hyderabad is big enough to reward focus. Most agents start in one of these:

  • New projects as a channel partner. You bring buyers to developers' launches and get a payout from the developer when a unit is booked. The west and north-west growth corridors around the IT hubs see many launches. This needs your RERA registration from day one.
  • Resale flats. Slower but steady. Know a few localities deeply: prices per square foot, good and bad buildings, society rules, which banks lend easily.
  • Rentals. Fast deals and a constant flow of IT professionals moving to the city. Lower ticket size, but a good way to build a client list and referrals.
  • Open plots. Popular with investors. Your due diligence matters most here: check that the layout is approved by HMDA or the DTCP, and that titles are clear, before you recommend anything.

Choose one primary niche and two or three localities. Visit them weekly until you can answer any buyer's question without looking it up.

How real estate agents earn in Hyderabad

No law fixes brokerage in Telangana. Your commission is whatever you agree with your client or developer, so always agree it in writing before you start, even if only on WhatsApp. Common practice in Indian cities looks like this:

Deal typeUsual arrangementWho usually pays
RentalAbout one month's rentTenant, owner, or split
ResaleRoughly 1–2% of the price, often lower on big ticketsOften both buyer and seller
New projectChannel partner payout set by the developerDeveloper
Commercial leaseHigher, often linked to months of rentNegotiated

Treat these as starting points for negotiation, not rates you can demand. Tie payment to a clear event, such as the registered sale deed, the signed rent agreement or the developer's booking confirmation, so there's no argument about when you get paid.

GST: Brokerage is a taxable service at 18% GST. You must register for GST once your yearly turnover from services crosses ₹20 lakh. Many developers also ask channel partners for a GST number before they release payouts. Ask a tax professional when you get close to the limit.

How to find your first clients

Registration gets you in the door. Clients come from consistent, unglamorous work. What works for new agents in Hyderabad:

  • Empanel with three or four developers whose projects match your niche. You get inventory to show, brochures, price sheets and site visit support.
  • List on property portals and answer enquiries fast. Speed matters more than polish: the first agent to call back usually gets the visit.
  • Work your WhatsApp. A business profile with your RERA number, a clean catalogue, and status updates of fresh listings. Our WhatsApp message templates for real estate can save you hours.
  • Be the local expert. Join resident and community groups in your localities, and help people with rent and price questions without pitching.
  • Ask for referrals after every closed deal, and again a month later.

Set up a simple system from day one

Most new agents don't fail for lack of leads. They fail because leads slip through the cracks: an enquiry from Monday forgotten by Thursday, a site-visit buyer never called back, a price sheet never sent. Fix this before you're busy:

  • Write down every enquiry the day it arrives: name, number, budget, locality, source.
  • Give every lead a next step and a date. No lead should exist without a follow-up scheduled.
  • Follow up on a schedule after site visits. Use the same day, two days later and a week later. Our site visit follow-up guide has scripts.
  • Send a proper cost sheet rather than "approx 85L all inclusive". This real estate quotation format shows what to include, including your RERA number.

A notebook works on day one. By month two, a phone app is easier. Boring CRM is a free real estate CRM for Android, built for solo agents like this. It keeps your leads, follow-up reminders and site visits on your phone, with no sign-up and no lead limit.

Your first 30 days: a checklist

  1. Week 1: Get your PAN and business address proof ready, prepare the two affidavits, and apply on the TG-RERA portal.
  2. Week 2: Pick your niche and two or three localities. Visit every active project and society there, and note prices.
  3. Week 3: Approach developers for channel partner empanelment once your registration number arrives. Set up your WhatsApp Business profile.
  4. Week 4: Start listing and answering enquiries. Log every lead with a follow-up date, and aim for your first five site visits.

Becoming an agent in Hyderabad is straightforward on paper: ₹10,000, a few documents and 30 days. What separates agents who last from those who quit in six months is what comes after: honesty about projects and approvals, fast responses, and never forgetting a follow-up.

Frequently asked questions

Is RERA registration mandatory for real estate agents in Telangana?

Yes, if you help people buy or sell plots, flats or buildings in projects registered with TG-RERA. Section 9 of the RERA Act says no agent can facilitate those sales without registering. The penalty under Section 62 is up to ₹10,000 for every day the default continues, capped at 5% of the property's cost.

What is the Telangana RERA agent registration fee?

Under Rule 8(2) of the Telangana RERA Rules, 2017, the fee is ₹10,000 for an individual and ₹50,000 for anyone other than an individual, such as a firm, LLP or company. Renewal after five years costs ₹5,000 for an individual and ₹25,000 for others.

How long does TG-RERA take to register an agent?

The Rules give the Authority 30 days to grant or reject an application, and it may ask you to fix defects first. If you hear nothing about defects or rejection within that period, Section 9(4) of the Act says you are deemed registered. In practice, keep your documents complete to avoid back-and-forth.

Do I need a degree or an exam to become a real estate agent in Hyderabad?

The Telangana RERA Rules don't require a degree or an exam for registration. TG-RERA's website does show an agent training and certification section, so check the portal before you apply in case a course becomes compulsory.

How much commission does a real estate agent get in Hyderabad?

No law fixes commission in Telangana, so it's whatever you agree in writing. Common practice is about one month's rent for rentals and roughly 1–2% of the price for resale, often charged to each side. On new projects the developer usually pays a channel partner payout. If your yearly turnover crosses ₹20 lakh, GST at 18% applies to brokerage.
