Best Free Real Estate CRM (2026): 8 Free CRMs for Agents Compared

Eight free CRMs real estate agents actually use, compared on what the free plan really includes, mobile and offline use, and how well each fits property sales. Every fact checked against the vendor's own pricing page.

Key takeaways

  • Only eight CRMs agents commonly consider have a $0 plan today; Follow Up Boss, Wise Agent and Freshsales are free trials, not free plans.
  • Free cloud CRMs (HubSpot, Zoho, Bitrix24, EngageBay, Kylas) are generic and cap users, contacts or records.
  • Real-estate-specific free options are rare: Boring CRM (every feature free, no lead limit), Realatic (100 new leads a month) and Easy Property Dealer.
  • Solo agents on Android: Boring CRM. Small teams needing a shared web CRM: HubSpot or Zoho free. India agency testing a property CRM: Realatic free.
  • Facts below were checked on each vendor's official pricing page on 22 October 2026; plans change, so re-check before you commit.

The best free real estate CRM is the one that's genuinely free for how you work. For a solo agent working from an Android phone, that's a full mobile CRM with no lead limit. For a small team, it's a free cloud CRM with shared access. And for many agents, the "free CRM" they found is really a 14-day trial.

1. Boring CRM: best free CRM for solo agents on Android

Disclosure: this is our app. Boring CRM is a free real estate CRM app for Android. Every feature is free with no lead limit, no trial and no sign-up, and it works offline. It's built around property work: lead statuses, projects and sources; follow-ups and site visits with reminders; WhatsApp templates that fill in the lead's name and project; property quotation PDFs with GST or VAT and your RERA or licence number; call logging; Facebook Lead Ads sync; and automatic backups.

  • Free plan: everything, unlimited leads. The app shows ads; an optional Remove Ads subscription costs ₹49/month or ₹399/year in India.
  • Best for: independent agents, brokers and property dealers who work from an Android phone.
  • Watch out: Android only, with no iPhone, web or desktop version, and no shared team database. Backups are files you keep, not cloud sync.

2. HubSpot Free CRM: best free cloud CRM for small teams

HubSpot's free CRM has no time limit and gives new accounts up to 2 users, 1,000 contacts and 1,000 records across other standard objects. You get contact and deal management, email tracking and basic automation. Full workflows and sales sequences need paid plans; Starter is listed at $20 per seat a month.

  • Best for: small teams that want a polished web CRM and may grow into paid HubSpot.
  • Watch out: it's a generic sales CRM, so you build your own property pipeline, and the 1,000-contact cap fills quickly for agents running ads. Older articles quoting "1 million contacts" describe accounts created before late 2024.

3. Zoho CRM Free: best free CRM with an offline mobile app

Zoho CRM's free edition is free forever for 3 users. Zoho's own guide describes storage for about 5,000 records and five active workflow rules, with a 150-emails-a-day limit. Its mobile app lets you update records offline and sync later.

  • Best for: a small office that wants a configurable cloud CRM and occasional offline use.
  • Watch out: generic setup work, and mass email and stronger automation are on paid editions. Check Zoho's pricing page for current paid prices in your currency.

4. Realatic Free: free real estate CRM tier for Indian agencies

Realatic is built for Indian real estate agencies and states that its free plan is free forever, not a trial. The free plan allows 100 new leads a month, with tasks, notes and basic reports. WhatsApp chat, automatic workflows, follow-up reminders and site-visit scheduling are on paid plans, with Pro listed from ₹399 per user per month billed yearly.

  • Best for: an Indian agency evaluating a property CRM before paying for a team plan.
  • Watch out: the free tier leaves out the features agents use most (reminders, WhatsApp, site visits), and leads over the monthly cap are queued.

5. Kylas Embark: "lifetime free" generic CRM

Kylas labels its Embark plan "Lifetime Free" with unlimited users and 5 GB storage. The record cap is listed as 10,000 on the plan card and 1,000 in the comparison table on the same page, so confirm it before you import. Workflow automation, WhatsApp, telephony and email integration aren't included on Embark.

  • Best for: a team that wants many users on a free plan and can live without automation.
  • Watch out: generic, record-capped, and the key agent features are paid.

6. Bitrix24 Free: all-in-one workspace with a CRM

Bitrix24's free plan has no time limit and includes a basic CRM (deals and contacts), one pipeline and 5 GB of storage, alongside chat and tasks. Telephony and marketplace apps are paid. Bitrix24's pricing page describes the free plan both as for 1–2 users and as allowing unlimited users, so treat it as a small-team plan. Its help centre also notes that inactive free accounts are deleted after a period without use.

  • Best for: teams that want a free intranet, chat and CRM in one place.
  • Watch out: busy, generic interface and a single pipeline on free.

7. EngageBay Free: free CRM with email marketing

EngageBay's free plan covers up to 15 users and 250 contacts, with 1,000 branded emails a month, two email sequences and a limited reporting dashboard. Some EngageBay pages say 10 free users, so check before planning around the number.

  • Best for: agents who want to try email nurturing alongside a CRM.
  • Watch out: 250 contacts is small for anyone running property ads.

Easy Property Dealer is an Android app for Indian property dealers. Its Google Play listing says it works offline with data stored on the device, and shows ads and in-app purchases (₹249–₹2,999 per item); premium adds Google Drive backup and removes ads. It had 10K+ downloads and a 3.5★ rating from 77 reviews when we checked.

  • Best for: dealers who mainly track properties and deals on one phone.

How to judge any "free" CRM in 10 minutes

  1. Find the cap. Users, contacts or leads per month: will you hit it within a quarter?
  2. Check the three agent essentials. Reminders that ring on your phone, one-tap WhatsApp, and lead sources. If any is paid-only, the free plan won't carry your business.
  3. Test on your phone. Add a lead at a site and set a follow-up. If it takes more than a minute, you won't keep it up.
  4. Export once. Make sure you can get every lead out as CSV, so you're never locked in.
  5. Read the date. Free plans change. Anything older than a year (including other "best free CRM" lists) may be out of date.

Still deciding? Our CRM evaluation framework goes deeper, and the must-have feature checklist shows what matters most.

Can a spreadsheet be your free CRM?

Google Sheets or Excel costs nothing and is fine for a handful of leads. It breaks down when you need reminders on your phone, a clean history per lead and quick calling or WhatsApp from a site. Many agents keep the sheet as an archive and move active leads into an app; importing a CSV takes minutes when you set up. See why agents outgrow spreadsheets.

Frequently asked questions

What is the best free CRM for real estate agents?

For a solo agent who works from an Android phone, Boring CRM is the most complete free option: every feature, no lead limit, offline, with WhatsApp templates and quotation PDFs. For a small team that needs a shared web CRM, HubSpot's free CRM (2 users, 1,000 contacts) or Zoho CRM's free edition (3 users) are the strongest generic choices.

Is there a free CRM for realtors?

Yes. HubSpot, Zoho, Bitrix24, EngageBay and Kylas have free plans, but they are generic CRMs with caps. Real-estate-specific free options include Boring CRM on Android and Realatic's free tier in India. Popular realtor CRMs such as Follow Up Boss and Wise Agent offer 14-day free trials, not free plans.

Is HubSpot CRM free for real estate agents?

HubSpot's free CRM has no time limit and allows up to 2 users and 1,000 contacts for new accounts, as of October 2026. It isn't built for real estate, so pipelines and fields need setting up yourself, and advanced automation needs a paid plan.

Is there a lifetime free real estate CRM?

Boring CRM is free for life with every feature and no lead limit; it's supported by ads, with an optional subscription to remove them. Kylas also labels its Embark plan 'Lifetime Free', but it is a generic CRM with a record cap and no workflows or WhatsApp.

Which free real estate CRM works offline?

Boring CRM and Easy Property Dealer store data on the phone and work offline. Zoho CRM's mobile app also lets you update records offline and sync later. Most cloud CRMs need a connection.
